Green Building & LEED Compliance

Greenberg Glusker is well acquainted with recent strides in green building technologies and practices.  We have developed this knowledge through our Land Use Group’s assistance of clients in the nuts-and-bolts of the entitlements process.  Specifically, the firm is a member of the U.S. Green Building Council and is quite experienced in LEED compliance. 

Additionally, our sustainable development expertise encompasses a wide range of related and relevant issues.  Our areas of knowledge include energy efficiency, water efficiency, site selection and orientation, transportation-oriented development, indoor and outdoor air quality and innovative building systems. 

Our attorneys’ involvement is extensive. We deal with constantly shifting and expanding state and local regulations mandating and incentivizing green building.  We also mange the construction process and issues relating to green leases, related operations and management protocols for high-efficiency buildings.

Greenberg Glusker has assumed a leading role in exploring emerging issues and participating in panels at industry events, including the ULI Marketplace, California Redevelopment Association’s annual conference, San Fernando Valley economic summit, USGBC Los Angeles Chapter’s events and Los Angeles Business Council’s 2007 Sustainability Summit.  We were also active land use practitioners in the formulation of the City of Los Angeles’ recently approved green building ordinance.

Representative Experience

  • Evaluate lease provisions for high-performance buildings related to tenant improvement arrangements, building operations, and maintenance and allocation of cost savings attributable to reduced utility bills.
  • Negotiate and prepare agreements for the retention of LEED-accredited professionals and other consultants.
  • Negotiate and document agreements with architects and contractors for sustainable development projects.
  • Advise on land use and entitlement strategies to promote and optimize the sustainable attributes of proposed commercial and residential projects.
