Representative Experience
- Represented Transpacific Development Co. in an $83 million transaction. Client acquired two industrial buildings in Mesquite, Texas and sold an office building in Sacramento. CalPERS was on the other side of both transactions. The three buildings involved contain more than 1.1 million-square-feet of space.
- Counseled Transpacific Development Co. in a $129 million acquisition of seven properties in Indianapolis and Columbus, Ohio. The portfolio includes high-cube distribution buildings containing 3.15 million-square-feet of space. Also represented client in obtaining a $76 million loan from Morgan Stanley to finance a portion of the purchase.
- Represented an affiliate of Sandstone Properties, Inc. in its purchase and financing of a 52.46-acre industrial complex in Camarillo, California from the seller, Technicolor. The real property consisted of a 423,000-square-foot modern, high-cube distribution building, a 435,000-square-foot manufacturing building and a 50,000-square-foot office building. The transaction also involved an exchange under threat of condemnation pursuant to Section 1033 of the Federal Tax Code, a lease-back of certain portions of the industrial property and permanent financing in an original principal amount exceeding $70 million.
- Represented Charter Realty in the sale of four adjacent lots in Santa Monica, California to Arnon Development for construction of a medical office/surgical center.
- Advised Goldrich & Kest Industries in the sale of a 588-unit apartment complex in Marina del Rey, California to CalPERS.
- Represented Arboretum Gateway, LLC in the sale of the Universal Music Building, a Class A office building in Santa Monica, California, to an institutional investor.
- Represented G&S Partnership in a private auction of a 21.83-acre warehouse/distribution facility in San Fernando, California. Auction generated a price of more than $4 million above the client’s original asking price.
- Counsel to ValleyCrest Companies in the acquisition and development of its new corporate campus in Calabasas which contains a three-story office building designed around an interior atrium. Also advised them on a $100 million working capital line of credit transaction.
- Represented local owner in the sale of older Westside multi-tenant industrial property pursuant to invitations to bid. Property sold to an affiliate of Watt Industries for more than $18 million and we then handled the acquisition of four separate properties by the owner in tax-deferred exchanges.
- Represented a local family in the sale of Westside Los Angeles retail center to a public company for more than $45 million.
- Advised in transactions valued at more than $100 million, representing owners of automobile dealerships in the San Fernando Valley and Culver City in the sale of dealerships to Group 1 Automotive Inc. and concurrent leasing of properties owned by the principals to Group 1 Automotive, Inc.
