We represent developers of regional and neighborhood shopping centers, as well as commonly called “Big Box” developers and users, counseling clients from the entitlement stage through lease-up.

Representative Experience

  • Advised Tolkin Group in the acquisition, financing, construction, leasing and all other aspects of the development of the Claremont Village Expansion Project, a 125,000-square-foot specialty lifestyle center featuring retailers, restaurants, a movie theatre complex, office space and a boutique hotel in the historic Claremont Village shopping district.
  • Represented The Taubman Company in the initial lease-up of a major one million-square foot-plus regional shopping mall in Los Angeles.  Leases included The Gap, The Limited, Lane Bryant, California Pizza Kitchen, Boulmiche, Lady Footlocker, P.J. Clark, Ultimode, Express, Ltd., Paris, Heidi Frazen, Bruno Magli, Banana Republic and Kenneth J. Lane.
  • Represented The Pritzker Family in the remodeling and lease-up of a regional shopping mall including leases to Red Lobster, Chili’s Grill & Bar, Loongo’s Candy Castle, Payless Shoe Source, Krispy Kreme, Footlocker and Portillo’s. Also counseled on the development and lease-up of a neighboring power center including leases to Union Bank, PetsMart, Michaels, Office Depot and Kohl’s Department Store.
  • Advised The Ellis Company in the development and leasing of a regional shopping center including leases to Michaels, Pier 1 and Ross Dress for Less.
  • Counseled power center developers, including centers anchored by Target, Home Depot, Winco Foods and by essentially every type of leading category merchant.
  • Negotiated and documented Disposition and Development Agreements with redevelopment agencies for site assemblages, new developments and redevelopment of existing centers.
  • Negotiated and documented government financial assistance agreements including Tax Increment Financing(TIF), sales tax rebates, Community Facilities Districts(CFD), Section 108 Loans and a variety of infrastructure subsidies.
  • Structured and documented Development Agreements providing for the allocations of construction and cost responsibilities for on-site and off-site improvements among multiple owners.
  • Guided and documented reciprocal easement agreements for power centers, community centers and regional malls.
