A significant presence in Southern California’s real estate industry for almost 50 years, Greenberg Glusker enjoys a long-standing reputation as one of the premier real estate law firms in Los Angeles.

We represent developers, owners and operators of office buildings, shopping centers, golf courses and hotels.  Our clients also include office, retail and industrial tenants, institutional and individual investors, lenders, commercial and residential brokerage firms, title insurers, construction companies and government agencies.   While most of our clients are based in Southern California, we represent them in nationwide deals, structuring, negotiating and closing transactions across the country. 

Our real estate lawyers are more than skilled technicians. They are deal makers--not deal breakers--and business people who understand our clients’ business objectives and we help them achieve those objectives in an efficient, cost-effective manner. Our approach is businesslike and deal oriented. We focus on what is important and maintain that focus until the transaction closes.

We advise our clients on all aspects of their transactions. This includes determining the appropriate ownership vehicle in light of tax and liability issues, negotiating the necessary documentation and performing the required due diligence. Additionally, we collaborate with design and construction professionals and government agencies and counsel through to closing the deal.

Greenberg Glusker’s project experience is vast, with a portfolio that includes office buildings, industrial parks, community, power and regional shopping centers. Our counsel in residential development projects includes single family, condominium and apartment projects, mobile home parks and urban and suburban redevelopment projects.  We have represented clients in country club and resort projects, private and charter school projects, and mixed-use developments.

Professionals in our Real Estate Group include land use specialists, environmental lawyers and litigators who, when necessary, prosecute or defend disputes related to contracts, partnerships, construction defects, land use, environmental and landlord-tenant litigation. We look to our colleagues in our Taxation and Estate Planning Groups for guidance on achieving the optimal tax treatment for our clients in their real estate transactions.

Representative Experience

  • Represented J.S. Rosenfield & Co. in purchase of Larkspur Landing Shopping Center, a 173,000-square-foot retail center in Marin County from Inland Western Retail Real Estate Trust Inc. for $65 million
  • Represented American Golf Corporation in the sale, to CNL and Eagle, of a portfolio with 42 golf courses located in eight states throughout the United States.
  • Represented the Oakland Athletics baseball club in the acquisition and development of approximately 140 acres of land for a new baseball stadium and entertainment and residential project to be located in Fremont, California.
  • Represented The Empire Companies in the approximately $140 million sale to NYSTRS of two apartment complexes totaling more than 720 units.
  • Established a strategic $150 million multifamily portfolio consisting of approximately 1,500 apartment units. Successfully concluded a multiproject, condo conversion sales program valued at more than $100 million.
  • Represented an affiliate of Sandstone Properties, Inc. in its purchase and financing of a 52.46-acre industrial complex in Camarillo, California from Technicolor consisting of approximately 1 million square feet of office and distribution facilities.
  • Advised Tolkin Group in the acquisition, financing, construction, leasing and all other aspects of the development of the Claremont Village Expansion Project, a 125,000-square-foot specialty lifestyle center in the historic Claremont Village shopping district.
  • Represented Goldrich & Kest Industries in the sale of a 588-unit apartment complex in Marina del Rey, California to CalPERS.
  • Counseled Monrovia Nursery Company, one of the largest nursery growers in the United States, in the sale of approximately 518 acres in Azusa, California.
  • Represented The Sports Club/LA in a series of credit facilities, totaling approximately $80 million, connected to the refinancing of its heath clubs in Southern California.
  • Represented one of the largest privately-held owners of government occupied office buildings in the United States in the acquisition of two Class A office building projects in California and Washington state. Aggregate purchase price exceeded $100 million.
  • Advised a buyer in the syndication, acquisition and financing of two residential projects totaling 442 units. The transaction involved one tier of senior conduit debt and two tiers of private equity debt, allowing the client to leverage approximately 90 percent of the acquisition price.
  • Represented Costco Wholesale Corporation in the development of more than 15 million square feet of warehouse club facilities.
  • Represented the developers of several urban redevelopment sites acquired with the power of eminent domain and the use of government financial assistance.
  • Counseled the developer of a large shopping center in processing new entitlements and the successful defense of a CEQA challenge to the project EIR.
  • Represented a family office in the entitlement and sale of land slated for development for approximately 1,000 homes by a major homebuilder.
